According to numerous national real estate experts, including the Today Show’s experts, Sarasota, Siesta Key and surrounding area is the number 1 “best value” location to purchase property right now. The August 2011 issue of Money Magazine tells investors it’s is a better idea to buy real estate in this area than to invest in equities.

But incredible values are not the only reason to buy now in Sarasota, Siesta Key and surrounding areas. According to CNN, home ownership rates are at the lowest level in years, rental properties are in high demand, the trend is predicted to continue, rents are rising and expected to continue to rise – all of which are powerful reasons for investors to hop back into the rental real estate market in the Sarasota, Siesta Key, and surrounding area.

In an August 5th, 2011 online article, “Home Ownership Hits Lowest Level Since 1965”, CNNMoney reports that the Census Bureau found that the percentage of people who own a home dropped to the lowest level during the second quarter of 2011 since 1965.

Combine these figures with the fact that millions of Americans no longer qualify to buy a home – due to poor credit – and won’t be able to qualify for years, forcing them to rent, CNNMoney says, “The United States is Fast Becoming a Nation of Renters.”

CNNMoney also reports that rental vacancies have dropped below 10%. The Commerce Department says that vacancy rates are expected to drop further, to 5% by 2012. With vacancies this low, rents are projected to rise significantly. Rents are expected to rise 7% in each of the next two years, nationally.

The Bottom Line is – It’s a great time to buy in Sarasota, Siesta Key and the surrounding areas but even more specifically, It’s a great time to buy well-priced properties and rent them out!!

Real Estate is local. So local in fact that a near beach property in Englewood will fetch about half the dollars of its counterpart in Sarasota , Siesta Key and surrounding area.

Property bargain hunters who pitch low offers at sellers and continue to hold on to the national statistics will probably be priced out of the market by this time next year.

The inventory of distressed sales in Sarasota, Siesta Key and surrounding areas has only risen 3 percent in the past 12 months; nowhere near the numbers predicted by the general national reports.

Sarasota, Siesta Key and surrounding area is a naturally affluent local and has multiple extraordinary beaches and an international population, all factors that are likely to be contributing to the low number of distressed property sales.

In fact, since the start of October, only 273 new listings have come on the market while 255 listings have gone under contract. Numbers like this show that there is not only equilibrium between sellers and buyers, but also stability in prices across the board. Stabilization has been noted in the under $300,000 properties, and the numbers continue to creep upwards.

It is still the under $200,000 that are fastest bulk movers, but properties in all price points continue to sell.

The Bottom Line is – If you see it, like it, want it and can afford it, but it now!!
